Bluebeam, Inc. Leases 20K SF in Uptown to Expand Local Presence in Dallas

Bluebeam Inc., a leading construction software company, is expanding into North Texas by establishing a regional office in Uptown Dallas. The company is leasing 20,472 square feet (sf) in One McKinney, a 15-story, Class A office and retail building located at 3232 McKinney Ave.

The fast-growing technology firm, headquartered in Pasadena, CA, recognized Dallas as a key area for regional expansion, said Robbie Baty, Executive Director at Cushman & Wakefield. He and Cushman & Wakefield colleagues Shannon Nehrig, Shaun Stiles and Katie Cowan represented Bluebeam in their property search and lease negotiations.

“Bluebeam recognized that Dallas was a key area for expansion and an important base for regional growth, particularly because of our business environment and talent pool, which make it attractive for a fast-growing tech firm,” Baty said. “They wanted a beautiful office space in a walkable location where they can attract a young workforce. Bluebeam immediately fell in love with the Uptown submarket as the premier location for their office and, ultimately they decided on One McKinney. The convenient location and abundance of nearby amenities is crucial to recruit and retain talent as they continue to expand their operations and presence in Dallas in the coming years.”

Baty said Bluebeam also was drawn to the fact that One McKinney provides the ability to grow within the building, which will accommodate their plans for future expansion.

“Bluebeam had specific criteria when we began our search for the perfect location for our new Dallas office,” said Joe Williams, Bluebeam Vice President of Global Industry Insights and Dallas office manager. “We needed to be close to the talent we wanted to attract, accessible by public transit, in a walkable part of town that had the restaurants and entertainment options that appealed to our staff and visiting clients, and the building had to be capable of hosting the complex technological and communication needs Bluebeam has as a fast-growing software developer. One McKinney was exactly what we were looking for, and we know we’ve found a new home in an area that is going to be critical to our future success.”

Bluebeam has offices across the globe, including Chicago; San Diego; Manchester, NH; London; Stockholm; and Munich. More than 1.6 million design and construction professionals worldwide use the company’s construction software, Revu, to improve project efficiency and collaboration.

Bluebeam initially entered the North Texas market in 2018 when they acquired the assets of Project Atlas, a Dallas-based company that provided digital mapping of construction plans and data.

“Bluebeam’s new office in Dallas follows a familiar trend that we are seeing in the growing tech industry in North Texas,” Baty said. “Dallas is ranked as a top city for net tech employment and net tech employment gains, as we see tech firms coming from other key areas of the country, including California, New York and Washington, to plant a stake in North Texas.”

The landlord, Gaedeke Group, was self-represented in the lease negotiations by Elliot Prieur and Allison Johnston Frizzo.

“We are very excited to have a tenant like Bluebeam join us at One McKinney. They will add value and a great dynamic to the building,” Frizzo said.
